Steps
- 1. Photograph each target opening BEFORE, with GPS and timestamp.
- 2. Find the leaks: run a smoke pencil around each frame on a windy day or with the exhaust fan running; mark every deflection.
- 3. Measure each gap; choose weatherstripping that compresses to the gap, not larger.
- 4. Clean the surface — sealant on dust fails within a season.
- 5. Seal fixed gaps with backer rod plus caulk; use low-expansion foam only where framing allows.
- 6. Fit weatherstripping to operable edges; the door or window must still close and latch without force.
- 7. Re-test every sealed opening with the smoke pencil; the deflection must be gone.
- 8. Photograph AFTER from the same positions.
If it does not match the plan
- Any sign of mould, water staining, or rot at the opening -> stop and flag; sealing traps moisture and makes it worse.
- Building is pre-1978 and paint is disturbed -> stop; lead-safe practices required (RRP rule).
- A combustion appliance is present and unvented -> do not tighten further without a CO check; tightening can backdraft.
- Window or door will not latch after weatherstripping -> the strip is oversized; refit rather than forcing.
- Gap exceeds 1cm -> backer rod first; caulk alone will fail.
