intermediate work · 5200 block of Wilshire Blvd (public right-of-way + typical residential conditions), Los Angeles, CA 90036
Insulate the water heater and attic hatch of a home on the 5200 Wilshire block
Uninsulated water heaters and attic hatches waste heat year-round in this block's older housing stock; wrapping and sealing them is a one-visit efficiency gain on the Energy-Petal ladder. Standard: Living Building Challenge 4.0 — Energy Petal (net-positive energy). Solar, heat pumps, storage, and EV readiness ARE Energy-petal work. SDG 7. Proof: before/after photos + nameplate photo + R-value note + GPS Method (Living Building Challenge 4.0 — Energy Petal (net-positive energy). Solar, heat pumps, storage, and EV readiness ARE Energy-petal work. SDG 7.): 1. Photograph the water heater, its nameplate, and the attic hatch as found; confirm the heater type (wrap electric freely; keep gas-heater wraps clear of the flue, air intake and controls per the wrap instructions). 2. Fit and secure an insulation blanket to the water heater and insulate accessible hot-water pipe runs. 3. Weatherstrip and insulate the attic hatch cover. 4. Photograph the finished work and record material R-values. Done when: before/after photos + nameplate photo + R-value note + GPS
How this work is done
A documented method, so this packet comes out the same whoever does it. Typically 60–150 minutes. Method of record: Living Building Challenge 4.0 Energy Petal — envelope and load reduction verified by measurement before and after, not by installed-product count
Bring
- caulk gun + backer rod
- weatherstripping sized to the gap
- low-expansion foam
- incense stick or smoke pencil
- infrared thermometer if available
- ladder
- camera + phone with GPS
Steps
- 1. Photograph each target opening BEFORE, with GPS and timestamp.
- 2. Find the leaks: run a smoke pencil around each frame on a windy day or with the exhaust fan running; mark every deflection.
- 3. Measure each gap; choose weatherstripping that compresses to the gap, not larger.
- 4. Clean the surface — sealant on dust fails within a season.
- 5. Seal fixed gaps with backer rod plus caulk; use low-expansion foam only where framing allows.
- 6. Fit weatherstripping to operable edges; the door or window must still close and latch without force.
- 7. Re-test every sealed opening with the smoke pencil; the deflection must be gone.
- 8. Photograph AFTER from the same positions.
If it does not match the plan
- Any sign of mould, water staining, or rot at the opening -> stop and flag; sealing traps moisture and makes it worse.
- Building is pre-1978 and paint is disturbed -> stop; lead-safe practices required (RRP rule).
- A combustion appliance is present and unvented -> do not tighten further without a CO check; tightening can backdraft.
- Window or door will not latch after weatherstripping -> the strip is oversized; refit rather than forcing.
- Gap exceeds 1cm -> backer rod first; caulk alone will fail.
What counts as done
- Before and after photos of every opening from the same position, timestamped, GPS inside the radius
- Smoke-pencil re-test documented as showing no deflection at each sealed opening
- Every operable opening still closes and latches without force
- No sealing performed where moisture damage was present — flagged instead
- Materials and gap sizes recorded
Proof is measured against these, not judged by taste.
