  3. Read the building's utility and water records where the owner provides them; never estimate what a bill can state.
  4. Write the standing sheet: for each petal, where the building stands today in plain words, and the single next real step.
  5. Review the sheet with the owner or manager in person and note their priorities on it.
  6. Leave the owner the sheet; it is theirs.
