How this work is done

  • tape measure for visible-growth extent against the EPA 10-sq-ft threshold
  • N95 respirator and nitrile gloves (surveyor protection; nothing is disturbed)

Steps

  1. 1. Start with the building's own record and its people: what the facility manager and staff report (where it smells musty, which spaces generate complaints, when it started), the building's leak and roof history, and any prior remediation. An institutional building usually has a maintenance log, and it is better evidence than a walk alone.
  2. 2. Hunt moisture sources space by space and through roof space, crawlspace and plant rooms: active leaks (roof, plumbing, windows, above ceiling tiles), condensation surfaces, grade and drainage at the foundation, HVAC condensate pans and drain lines, humidification systems, and exhaust terminations. Photograph each and take moisture-meter readings at suspect assemblies.
  3. 3. Record relative humidity by space against the EPA guidance (below 60%, ideally 30 to 50%) and note where the ventilation or dehumidification arrangement is not achieving it.
  4. 4. Document visible growth WITHOUT disturbing it: location, surface material, and measured extent per patch, classed against the EPA threshold. Note that at facility scale the aggregate across a building matters to the remediation plan even where each patch is small.
  5. 5. Build the moisture-first sequence: fix the water FIRST with each source mapped to the trade or service contract that owns it, then dry, then remediate, then rebuild. Separate what the building's own maintenance staff can do from what routes to a qualified remediation contractor.
  6. 6. Note the occupancy consequences the plan has to carry: which spaces would need to be taken out of use during remediation, whether any affected space serves children or people with respiratory conditions, and what the building's communication duty to its occupants is.
  7. 7. Enter photos, GPS/address, the moisture-source map, humidity and moisture readings, the growth inventory and the sequenced plan, and hand it to the facility manager; sign.
