- Photograph any visible mold from a safe distance without touching or sampling it, noting the extent against the EPA 10-sq-ft professional threshold.
- Take a non-invasive moisture-meter reading at each affected surface and log it.
- Compile the moisture-first remediation sequence the household can act on and hand it to the occupant.
