Steps
- 1. Walk the home's moisture-risk points: roof and gutter condition, plumbing fixtures and supply lines, window and door seals, foundation/basement/crawlspace, and appliance connections (washer, dishwasher, water heater, HVAC condensate).
- 2. Take indoor relative-humidity readings in problem-prone rooms (bathrooms, basements, kitchens); note readings above the EPA-recommended range as a risk factor.
- 3. Record every active or past moisture source found: its location, apparent cause (leak, condensation, ventilation gap), and whether it is currently active.
- 4. Where visible mold growth is present, photograph and measure its extent in square feet WITHOUT disturbing, scrubbing, or aerosolizing it — disturbance before assessment can spread spores.
- 5. Note whether growth is near or inside HVAC components/ductwork, or whether it followed a sewage backup or other contaminated-water event.
- 6. Sum the total visibly affected area across all locations found.
- 7. Route per the decision rules: self-manageable small area with the moisture source fixed first, or professional remediation referral for the qualifying conditions.
- 8. Record any reported occupant health symptoms (respiratory, allergic) separately and route those to a clinician, independent of the remediation-size routing.
